Negative: Pictures made you to believe the property was on the beach. Description made you believe the the beach club was part of the room.

Would not recommend Positive: Comfortable beds. Nice furniture and well decorated. Negative: Poor location. Very very very noisy both inside the apartment and outside. A lot of noise from heavy traffic, dogs barking all night and construction through the night on the side of the bedrooms. - inside, the extractor fab above the washing machine and the filter pump for the plunge pool were excessively loud and made any time indoors unpleasant. - ⁠blue tape across the huge windows was a real eyesore. Why? When there is such a beautiful forest view to look at. This is not what we saw on the booking.com photos. The hosts advised this had been due to the hurricane but the hurricane was 2 weeks ago! - ⁠bathroom downstairs- the wood on the floor in the shower has turned white and looks very unclean - ⁠no rubber seal in either shower so lots of water ended up on the floor which we kept mopping up. - ⁠upstairs bed had brown stains on the left hand side - ⁠the cleaning items for the apartment should be kept away out of sight, not in plain view of guests. Very unsightly

Et la piscine, c'est vraiment le petit plus très agréable L'appartement est très beau Les propriétaires disponible, il y a un vigile. Ce qui est très rassurant la résidence permet d'accéder à tout ce dont On a besoin commerce... Negative: L'emplacement sur tulum un peu excentré avec un accès. Un peu compliqué pour les plages... Il faut passer par des beatch clubs ce qui implique une consommation Et une réservation enfin on ne peut pas profiter de la plage de toute façon dans cette zone Du pays comme on le veut, c'est un peu dommage

Negative: My stay in Tulum booked through Booking.com was nothing short of a nightmare. From the moment we arrived and were unable to access our place (due to being given the wrong code), it was evident that this accommodation fell far below expectations. They were dismissive and unhelpful, showing little concern for addressing our complaints or ensuring a satisfactory stay. We had several issues with our door locking us out. We were unable to access the home on multiple occasions. While the owners blamed us for not imputing the code correctly, our neighbors (who speak fluent Spanish) also tried. Even while speaking on the phone to the hosts, they were also unable to get inside the home. This led us to miss our dinner reservation (that we put a deposit down for) as we had to wait for the property manager to hand deliver us a set of physical keys. To top it all off, the location was far from relaxing, situated in a noisy and loud area due to construction which took place from 8am-6pm from Monday - Saturday during the duration of our stay. Even ear plugs was not enough to drown out the noises. Staying indoors was the last thing we wanted to do so we reached out to the host to see if they could help accommodate us with a bike rental (as listed under their property amenities). Although they managed to get bikes delivered to us, they were completely unusable. The height of the seats was fit for a 6ft + tall man. When we asked the host if someone was able to bring over a wrench to adjust the seats for us, they said we could walk the bikes into town and ask another bike shop to do it. This wasn’t an acceptable solution as the nearest bike shop was over 15 minutes away. We asked ground keepers if they could help and we also asked for a bike exchange. When no one helped, we said we didn’t want the bikes anymore and the host accused us of not paying for them.
